WHAT IS A FIXED INCOME LOAN NOTE?

Fixed Income Property Loan Note is, essentially, a loan to a property developer. The developer, in turn, uses these investor funds for the acquisition and development of its target projects. In return, the property developer agrees on: repayment dates and repayment terms.

ARE LOAN NOTES AN ALTERNATIVE INVESTMENT?

An alternative investment is any investment that is backed by any form of asset outside of cash, stocks and shares. Fixed Income Property Loan Notes are backed by property, which is an alternative asset class.

WHAT INVESTMENT TERMS ARE AVAILABLE?

We issue 12-36 month Fixed Income Property Loan Notes, making them a short-term to mid-term investment compared to traditional retail investments.

WHAT IS A DEED OF ACCESSION?

The Deed of Accession is a document issued to the investor upon funding their investment. It is a signed confirmation of registration of the investor’s security (first charge) over the company’s assets.  The Security Trustee is made aware of each investment. Then, in the event of any default, they reclaim funds in accordance with the Deed of Accession.

WHY DO YOU USE SPECIAL PURPOSE VEHICLES?

A Special Purpose Vehicle, or SPV, is a limited company. MetaFenix uses these to ensure the security of the investor is not diluted by other creditors. The specific SPV and its assets are held in trust by the Security Trustee until all Fixed Income Property Loan Note holders are repaid.

HOW'S MY MONEY PROTECTED?

All investor funds are secured in the same way a bank has security over a house called a first charge. In the unlikely event of a default, Fixed Income Property Note holders possess a first charge against the MetaFenix Group’s assets and this process is controlled by the Security Trustee.

WHEN WILL MY INVESTMENT START?

The day MetaFenix Group Receives the investor’s funds is the day the investment starts.

DO YOU USE BANKS?

Property development finance is often considered short-term and very slow for majority of our objectives. To be able to buy distressed assets quickly, and to ensure that they can be acquired significantly below the market value, we use private funding.

HOW CAN YOU PROVIDE 8 - 12%?

MetaFenix Group and it’s subsidiaries has the ability to acquire property assets at between 30-45% of market value. This is due to the network of associates we have in the industry, as well as our ability to purchase an assets within as little as three days through the use of private finance. The Group shares profits with its partners by providing above-market returns, meaning most investors continue to invest with us after their initial first investment.

IS THERE AN EXIT STRATEGY FOR INVESTORS?

Fixed Income Property Loan Notes repay their capital with interest on the expiry date of the contract. Each exit strategy is secured prior to the acquisition of any target asset, and when the agreement term ends, the money is returned to the investors. Meaning a buyer is already in place before we agree to move forward.

WHATS THE MINIMUM INVESTMENT SUM?

There is a £25,000.00 GBP minimum investment for the Fixed Income Property Loan Note.

DO I RECEIVE AN INVESTMENT CERTIFICATE?

When an investor transfers their funds and begins their investment with us, they receive a welcome pack, which includes their:


– Statement of Account
– Certificate of Investment
– Deed of Accession

WHAT IS A SECURITY TRUSTEE?

A Security Trustee is an independent entity to oversee and manage the security of the Real Estate Property Loan Notes we issue. They hold the first charge over all company assets on behalf of investors until all investors are fully repaid.

WHAT DOES A SECURITY TRUSTEE DO?

The Security Trustee audits the company on a quarterly basis to:

 

• Ensure investors are paid their    capital and interest on time.
• Check the developments are on track to meet the repayment terms of the investment.
• Make sure the company is solvent
• Ensure our processes relating to Know Your Customer (KYC), Anti-Money Laundering (AML), Counter-Terrorist Financing (CTF) and Identification of Russian Assets are up to date.

WHAT HAPPENS IF YOU DEFAULT?

Fixed Income Property Loan Notes rank first in the event of any default, meaning funds raised from the liquidation of assets will be used to repay holders of Fixed Income Property Loan Notes first, before any other creditor or liabilities.

DO YOU ACCEPT GLOBAL INVESTORS?

MetaFenix Group accepts investors from most parts of the world. We comply with the global financial industry standards when it comes to risk rating the jurisdictions, there are some jurisdictions from which we do not accept investment. Please check with a member of our team.

WHAT CURRENCIES DO YOU ACCEPT?

We denominate our Fixed Income Property Bonds in GBP, USD, EUR and CHF.
